Let’s take a moment to break down the home buying process. Keep in mind the process will vary slightly based on if you are getting a loan or paying cash for the property, as well as what sort of contingencies you put into the offer. Every transaction is unique.

THE BUYING PROCESS

  • If you will be financing your Montana property, it’s important to get pre-approved before you start looking at homes. That way, you’ll be ready to submit a solid offer when you find the property you want.

  • This is the fun part! Once we’ve narrowed down your search criteria, we will view properties that meet your wish list.

  • When you find the property you want, we will present and negotiate a competitive offer.

  • During this phase of the home buying process, the home inspection and appraisal are performed. If the inspector finds anything that needs repaired, we can negotiate with the sellers for the repair or ask for a credit to cover the required costs.

  • As a homeowner, you’ll want to set up electric, gas, water, sewer, internet, phone, TV, trash service, and possibly snow removal and lawn care. Each of the required utilities should be transferred into your name prior to closing.

  • The day before closing, you will have the opportunity to do a final walk through of the property to ensure the condition of the home. After, you will sign all of your loan documents and make the down payment. Once completed and the loan has funded, the title company will send all the documents to the county for recording. Then, the keys are yours!

  • This is the day you’ve been waiting for! It’s time to move in, decorate, and make your house into a home.
